As we head into fall, the latest numbers from Metro Vancouver and the Fraser Valley highlight a clear shift toward a buyer’s market. Metro Vancouver has seen a 4.6% drop in sales and a 5.6% decline in prices, bringing the benchmark home price to $1,081,900. Inventory is notably robust—26.2% above the average—which offers buyers more choice and negotiating power. Meanwhile, the Fraser Valley is experiencing similar conditions, with lower sales and a 7% price drop.
Having spent years immersed in real estate investment, construction, and planning, I always encourage clients—especially first-time buyers and investors—to look beyond the headlines and consider what these market dynamics mean for their long-term goals.
