As we move through mid-Q3, Metro Vancouver and the Fraser Valley are experiencing a noticeable easing in residential sales, with just 1,900 transactions marking a subdued close to summer 2026. While this falls short of earlier forecasts for the year, it’s important to look deeper: active inventory has risen to 15,800 properties, offering buyers a wider selection and more room for negotiation. The composite benchmark now stands at $1.08M—slightly down month-over-month—which signals increasingly buyer-friendly conditions. Detached homes are leading this correction, with their benchmark price at $1.8M. Apartments are currently at $686K and attached homes at $1.03M. The sales-to-active listings ratio is around 12%, a clear indicator of a market that’s tilting in favor of buyers.
